THE ROLE
We're hiring a Facility Manager to play a critical role in one of Reframe's biggest operational milestones: standing up FAB1, our new manufacturing facility in Billerica, and transitioning production from our current Andover site (FAB0).
We're looking for someone who brings operational judgment and genuine ownership to a role with real complexity—coordinating across contractors, vendors, internal teams, and property management while keeping the day-to-day facilities running. You'll be comfortable with ambiguity and ready to help build the playbook as we go.
This is a hands-on, in-person role with direct accountability for facility maintenance, safety compliance, vendor performance, and operational readiness across both sites during the transition, and at FAB1 thereafter. This role reports to the Head of Business Operations and works closely with Plant Operations, EHS, Manufacturing, and other departments. The position is full-time, salaried, exempt.
RESPONSIBILITIES
Factory Launch & Infrastructure
Support remaining infrastructure work at FAB1 as the facility comes online—electrical, IT, HVAC, structural, and related upgrades—coordinating with contractors and internal teams
Play a central role in the transition from FAB0 to FAB1, including coordinating the physical move and managing the wind-down of the Andover site
Manage relevant contracts tied to FAB1 buildout, launch, and the FAB0 close-out
Support facility buildouts, team moves, and infrastructure upgrades in coordination with internal stakeholders and external contractors—ensuring timelines, budgets, and operational continuity
Facilities Operations
Own day-to-day facilities operations across factory and office spaces at Billerica and Andover, including security, janitorial services, and general upkeep
Conduct regular walkthroughs to ensure cleanliness, functionality, safety, and compliance
Monitor performance of building systems (HVAC, electrical, compressed air, fire safety, security) in coordination with property management and technical teams
Build and manage systems to track preventive maintenance, service history, space utilization, and vendor performance across both sites
Set up and maintain an internal facilities ticketing system to track and resolve team requests across both sites
Coordinate with IT partners and internal teams to ensure functionality of network, AV, and end-user systems in shared spaces
Vendor & Contract Management
Serve as the primary point of contact for service vendors, including janitorial, waste management, security, utilities, and facilities maintenance
Manage contracts, track vendor performance, and lead renewals and renegotiations
Coordinate building maintenance requests with property management teams at both sites
Oversee shipping, receiving, and mail operations across both sites
Safety & Compliance
Partner with EHS and Operational Excellence to maintain safe manufacturing and office environments, including emergency planning, evacuation procedures, and safety inspections
Ensure workspace readiness and compliance with OSHA and applicable building regulations
Champion sustainability initiatives within facilities operations, including composting, recycling programs, and energy conservation
Administrative
Support budgeting and financial planning for facilities operations and vendor contracts, including compliant tracking of capital equipment as required
Ensure readiness of workspaces and common areas in collaboration with other departments
Build a proactive, service-oriented culture aligned with Reframe's values
QUALIFICATIONS
Requirements
5+ years of experience in facilities, manufacturing, or workplace operations—preferably in a startup, manufacturing, or industrial setting
Demonstrated experience overseeing vendors and leading facilities-related projects
Familiarity with building systems (HVAC, electrical, compressed air) and multi-site operations
Strong organizational skills and comfort managing multiple priorities across sites
Excellent written and verbal communication skills; professional and approachable demeanor
Natural problem-solver who takes ownership and finds creative ways to get things done
Comfortable in a physically active, on-site role supporting a growing manufacturing environment; able to regularly lift up to 50 lbs and occasionally lift/move up to 100 lbs with assistance
Proficiency in Google Workspace (Gmail, Docs, Sheets, Calendar), Slack, and project management software
Humble, adaptable, and willing to roll up your sleeves
Preferred:
Prior experience in a startup, cleantech, or mission-driven organization
Experience with factory buildouts, industrial construction, or large-format warehouse facilities
Familiarity with OSHA, building and fire codes, and local municipal permitting
Experience scaling or transitioning workplace functions (e.g., outsourced to in-house)
